Great progress! Amazing how much that changed the look of the house. Look into some of the concrete stains/sealants that you can put on there...look amazing and keep you from having to pressure clean.

Thanks for all the nice comments! I am surprised too at how better it looks with just the new roof! I can't wait to hook up the attic fan and see how well that works! Hopefully well!

I am thinking about painting the house too, any suggestions as to what color would look classy/contemporary?

He's talking about concrete sealant for the driveway/patio so it stays cleaner for much longer. A nice benefit is that if someone visits your house and has a car that leaks oil or other fluids, it'll bead up and it won't stain the driveway, plus if you spill something outside on the patio it'll be a easy hose off thats ready to walk on bare-foot vs. wet feeling concrete!

How old is the siding on the house? If you have the $$$, you may want to consider updating it a bit with stucco or with new siding

Oh I see, well we already had an in-law visit with a leaky car!

The siding is good, and in Washington St. there isn't much stucco used for siding since were in a more wet climate. I think stucco is more suited for warm and dry climates.

More updates. I saw Thunders post and figure I forgot to update this thread. I'll post some pictures when I get home.

Started and finished (not completely) the backyard shed, poured more concrete and will be ripping up the entire backyard this coming week! Stay tuned.

And ripped up the old garage floor and poured me a new one!

The roof looks good! I'm not sure how I missed this...

I still need to tackle my back yard. My mission will be to call fencing companies for quotes...let's see if I can do that next week .

Well here are some of the pictures... My plan for this summer is to try and finish the backyard. Let's see how I do!

I used the wood from when I ripped up the old deck. Most of the wood were still very good, only that it is painted a nasty red!


Here is the site where I plan on building my shed.


Here is the sub floor structure, you can see the wood is still good here.

Most of the main structure is now up.


Concrete work in progress.


Near completion, as you can see the finish work is not done yet! I don't have the picture of the finished work on hand now, its late!

Old Garage floor, nothing wrong with it besides being nasty looking!


Being ripped up.


Vapor barrier and steel bar anchors.


Going back to the very beginning, I am glad I paid as much as I did because now I can see the quality of my driveway, I was NERVOUS to let the fully loaded (10yards) concrete truck on my somewhat new driveway (2 years) but to my surprise, not even 1 small crack was formed.


Finished product!


Next week I am having someone come in and rip up the whole backyard and start anew! Can't wait!

Thanks! I am doing these improvements because it's my home. If it adds value, Great! But I am doing it to make it nice and comfortable for me and not to add value as the primary goal.

That in the middle is a big pile of branches I cut prior to them coming, they'll be collecting it too.


Then the Crew arrives.






This would suck to do by hand.


At the end of day 1...


I think it makes the yard look a lot bigger once everything is cleared out of the way now, don't you think?

Garage floor was $3500 but that included the walkway in the back.

Yard was $3000 which is a great deal I think. Good luck with your project!

I also asked if they could remove and replant some bamboo, this time with a barrier to deter growth outside of the barrier.

Did you get the neighbor side of the bamboo with the barrier too? I have clumping bamboo in my yard I would hate to deal with that running bamboo.

I have to know how much that roof cost if you don't mind... mine looks your before pics.

CLSter, the barrier is 2ft tall by 20ft long, so that it does cover the entire span with no gaps in my case.

I got the barrier here www.RockMountain.com

And I think I have clumpers not runners, thank goodness. They sure do provide great privacy though if planted right!

Yea I know that Bamboos are crazy growers! That is why I ask them to take it out completely and replant it, But this time with Bamboo barriers. But again, I think I have "clumpers" versus "shooters" so that should help my case out a little.

I will be watering the new sod like a muthafooder for a week!
