It might actually not rain for once starting tomorrow.
Your house is going to be amazing from the looks of it. Can't wait to see how it turns out.

Building in the mountains is definitly a slow process.
Anyway, got the roof on, shingled and all of the windows and doors in. Next will be the HardiPlank installed and the stone work along the bottom.
They are building the back deck this week and will finish out the deck room.

Moving along on the inside now, insulated all walls including inside walls and here's a few pics.
Great room from the kitchen.
Upstairs walkway to the bedrooms and theater room.
Pic from upstairs looking down. Putting in a 72" fan for the 18' ceiling so I don't have a down-rod. I'm sure the kids will want to jump from here onto the sofa.
Garage, probably put a Monkey Bars system in somewhere.
Looking into the kitchen from the great room. Open floor plan dining, great room, kitchen. Other side of kitchen is 3 season room.

The first and second floor is around 3,000 total and the basement is close to 2,000. At this time I'm finishing 2,600 and leaving two rooms upstairs (bonus room above garage and storage room) unfinished and the basement area. It was too much for me to spend at this time at contractor prices so I'll knock it out myself over time.

I don't have a set date yet but think around 4 weeks. A lot supposed to happen over the next 2 weeks; sand and stain floors, lighting and finish electrical, stone outside, set outside HVAC units, guttering, set granite and install appliances... so they are saying 2 weeks as people will all be working at the same time, but I'll say at least 4 weeks.

That has to be a really cool feeling to watch something like this come together. Can't wait to see how everything turns out.

It's cool and frustrating at the same time. it is neat seeing trees to a hole in the ground to now our house, but out of pocket costs higher than expected, rain caused delays, subs not working... has been frustrating. Then, not walking through a spec house to get an idea of space and building off design and plans, some things I wish we could now change, but can't. I'm excited and stressed at the same time.

I'm glad you're on the home stretch. It's looking beautiful.

Luckily it's only a 3 bedroom 2.5 bath at this time. Once I finish off the other full bath downstairs and two more bedrooms it will start to be a pain to clean.

Now to go from a construction loan to a mortgage, I need it 100% completed and the builder sign off with no liens and done.

The bank will do their value/qualifications on the complete house and the value using mainly the finished sq. ft. That's a little stressful part, as they are looking at comps for a 3 bedroom, 2.5 bath, 2,6oo sq. ft. "finished" house, but I've paid to build a 5,000 sq. ft. house that is partially completed. I have my actual build costs and it's more than what a lot of houses are selling for, but they are older "ranch" style houses. They have great sq. ft. and low costs. I need mine to value 20% more than what I put in to cover my down payment, then I can decide what to put down if any.

Kitchen almost done.
Farmhouse sink and better shot of the Ambrosia Granite. They still need to fill in some gaps.
Verona Range
72" fan and fireplace installed.
