Well.....
I have switched realtors. The new guy is coming over on wednesday for a "market analysis" and he says I should put it on for 164,900, so that is what I'm gonna do. He says he is aggressive and real estate is the only thing he does....its not a 2nd job/hobby. He also says that there is no reason why it shouldn't be sold in 45-60 days.....so I'll guess we'll see.

She wasn't part-time, but she worked 2 other jobs. This guy took a family friend's house that didn't sell for 8 months, and he sold it in 4 weeks. He said he has 11 properties listed and 9 are under contract. I just want the thing sold! I found 3 awesome houses...and one has a 4 car tandem garage.....I do WANT!

Doesn't tandem mean the cars are nose to end in the garage? meaning if you wanted to drive car 1, you'd have to move cars 2 3 and 4?

One way to create an oversized garage space

Yep...its a tandem. The driveway was pretty long and the garage was set back, so they made even with the other side of the house and it can fit 4 cars.

Re: Tandem garage - yes it is better than a 2 car but not as good as traditional setup. Will likely be appraised as a two car garage with storage / slightly lower value. Also can't be compared to a traditional four car garage.

Just want you to be aware of what you think you want to get into. Knowledge is power.

Many people put a major city in their profile. Much easier to put the closest large town verses some small suburb when you're on a forum with people from around the world. Personally if I saw "Arlington Heights", I'd wonder where the heck that was. But Chicago is relate-able to more people who are not from the area.

So relax and think before you start attacking members...

Make sure the house is spotless. Being as this is more than likely a first-time homeowner, most of them can't see past the "stuff" that the current homeowner has in their home. Put away nearly everything you don't absolutely need out.

It took us a long time to sell but one thing we always heard was how unbelievable clean and neat the house was (and that was with 3 kids under the age of 5).

A guy I used to work in electric with was selling his house back in the day. He said the guy that eventually bought it told him "I love how the screws on your switch and outlet covers are all pointed in the same direction (up). I can tell you really take pride in your home."

When we had our house on the market we bought those Glade plugin things and scattered about 4 around the house (2 up, 2 down). We got the vanilla scent and whenever we left the house for a showing, we would turn them on full power... then we just unplugged them when we got home (so the house didn't smell all of the time and we didn't waste the scent). Made the house smell a little like cake, which is always good. Plus, when we would get a call for a showing on the weekends my wife would whip up a batch of cookies so the house really smelled sweet!
