Well.....
I have switched realtors. The new guy is coming over on wednesday for a "market analysis" and he says I should put it on for 164,900, so that is what I'm gonna do. He says he is aggressive and real estate is the only thing he does....its not a 2nd job/hobby. He also says that there is no reason why it shouldn't be sold in 45-60 days.....so I'll guess we'll see.

She wasn't part-time, but she worked 2 other jobs. This guy took a family friend's house that didn't sell for 8 months, and he sold it in 4 weeks. He said he has 11 properties listed and 9 are under contract. I just want the thing sold! I found 3 awesome houses...and one has a 4 car tandem garage.....I do WANT!

Re: Tandem garage - yes it is better than a 2 car but not as good as traditional setup. Will likely be appraised as a two car garage with storage / slightly lower value. Also can't be compared to a traditional four car garage.

If you think in this time in the economy that you're going to walk away with any substantial profit, you were severely mislead. This is a BUYERS market right now, not sellers. As others have mentioned, either hang on to it and rent it out or just live in it until this market turns around.
It does seem like you're not in an urgent rush to move out, so maybe just live with it for a while?
I just bought my place 4 months ago. 2bed/2bath condo. Backyard overlooks a mini lake, clean community and around tons of shops. Appraisal value was 205k. Asking was around 180k. I bought it for $167k! It's not my job to find out what the seller gained or lost but I went in there aggressive and got it on my first bid.
You're not getting bids of interest which is not completely understandable. Again, you have to ask yourself, either you take a wash and sell it low or hold on to it and monitor the market in the 1st/2nd qtrs of 2010.

Many people put a major city in their profile. Much easier to put the closest large town verses some small suburb when you're on a forum with people from around the world. Personally if I saw "Arlington Heights", I'd wonder where the heck that was. But Chicago is relate-able to more people who are not from the area.

Im sorry but there are nearly 3 million people who call CHICAGO PROPER home and its an insult for the yuppies and suburbanites to run around claiming to be from chicago when they are anything but. You want to be associated with a big, important, REAL city...admit it. shaumburg or northbrook or lemont or naperville just dont have carry the same weight as CHICAGO now does it? Make sure the house is spotless. Being as this is more than likely a first-time homeowner, most of them can't see past the "stuff" that the current homeowner has in their home. Put away nearly everything you don't absolutely need out.
It took us a long time to sell but one thing we always heard was how unbelievable clean and neat the house was (and that was with 3 kids under the age of 5).
Make sure the house is spotless. Being as this is more than likely a first-time homeowner, most of them can't see past the "stuff" that the current homeowner has in their home. Put away nearly everything you don't absolutely need out.

A guy I used to work in electric with was selling his house back in the day. He said the guy that eventually bought it told him "I love how the screws on your switch and outlet covers are all pointed in the same direction (up). I can tell you really take pride in your home."
