Isn't it nuts that something that is in place to protect homeowners actually ends up alienating them and ultimately causes them to move.
I'm sure they are as relieved as you that you moved but really...it ends up being little pockets of 1940's Nazi Germany that are able to create
a development with only the people they want and enforcing only the rules that they want.

In my old townhouse, when I tried to buy a clicker for the gate for my then girlfriend...they said she has no business being there if I wasn't home.
Are you fucking kidding me? So I went on Ebay and bought the 10 way switch clickers myself. That association lady was a miserable bitch and
in the end, she died in her home and nobody even knew for a few days.

Last house with the ex we picked to not have an association and it was glorious...no gate, no opinion on house color...that said, the neighbor to our
front had a huge Chevy explorer vans that never moved and a shed in the FRONT yard.

Where I live now with my girlfriend there's an association but it's pretty lax in our actual community...

Thanks guys and damn, the front yard

We ended up in the Winston Park area of Coconut Creek. The area is fine but the house is a lot, everything is broken and needs to be updated plus it wasn't cheap.We have a $15 a month HOA that is very laid back but I'm worried we might have bitten off a bit too much. Here is a quick pic of the house, really needs a new color.

Biggest thing is how upset my wife is, she loved our old place but I just couldn't stand seeing the HOA people, they made me miserable. I believe we are the third younger couple to move, due to the HOA and my buddy in there is planning to move in March to get away from them, blows.

Panties, brake fluid, Pervs HAHAHAs

Thanks for the support, just really overwhelming how it seems no maintenance was done and everything seems to be broken. On the plus side, final inspection for the AC unit was today (failed), they have fixed the roof, front door replacement and plumbing repairs are next, followed by a new breaker panel. I've fixed some faucets, the dryer, the garage door, and two outlets. We have a 1.5 year old hot water heater that isn't huge but big enough and we only get maybe 5 minutes if hot water, no idea why.

Wife and I are both traveling a lot of work so progress is going to be slow this month but I think we're starting with the kitchen and floors, followed by a bathroom or two.

Doom - This house needs paint badly, I don't know WTF they were thinking with the colors or the bright red roof but I really don't know what color to paint it. I'm sure we'll end up doing a gray with white accents because I have no idea what goes with red. In the meantime, I think I'll paint the gold stripes gray or something because a full paint isn't in the near future; thoughts?

Typically white is the color you paint a house with a bright red roof. A Google search shows that you can also do grey, light beige, dark beige, and yellow as well but I really think it looks good white with red for that style exterior.

Maybe paint the goldish/yellow accents light grey and be done with it.

CCC - That was plan at first, gray out the gold but I think the house needs a full paint. Regardless, I think gray trim is going to have to get me through most of 2019.

Also FL weather means sports car driving all year round! No need to put vehicles into storage or winter/tires/wheels....

I mean to me the roof tiles don't stand out because that's the style down here. But yeah light colors for sure. You didn't mention color restrictions via the HOA?

HOA doesn't appear to have any restrictions on colors but still waiting for the official CC&R's at closing. We're in a weird spot because the seller is fixing a lot of things but due to how long inspection and addendums took, they ended up letting us live here rent free, until they do the repairs. We are set to close on the 4th so I can't make any major changes until then, on the off chance things don't work.

That being said, we went looking for appliances today because we put something in the freezer and all the shelves collapsed, same with the fridge. It is really hard to put stuff in a fridge and freezer with no shelves because the massive pile of stuff slides out when you open the door so all we've done is eat out. My wife also learned the washing machine has rust in it, which stained our clothes

I agree most things are small and we just bought new appliances but I can't park cars in the garage because the ceiling is leaking so badly, I'm afraid it's going to collapse.

That house has curb appeal for days, y'all crazy to be nit picky.
I think paint isn't horrendous. It could go for an update, not necessary IMO.
I'd personally update the front door / refinish / paint.
That would really up the points in my book.

I think Betty and I painted our old place for like $800 in materials...took our time and did one facade a day...prep the next one and move on...so it never got overwhelming.
Got that faux finish on the garage door too...

They had the dying spikey tree removed, added screen enclosures front and rear and rocks to the landscape...
doesn't look terrible but definitely not YOTM material anymore.

Nice new place!! I am sure once you get past all the initial repairs, it will be much less stressful.

My roof tiles are the same color (a little less bright red) and all the houses here are light beige/tan... Not very exciting, but it's an option.

Thanks guys and J, I forgot how good that place looks. I want to remove the "racing stripes" that were mentioned and do a gray with white, just like you had. The stripes are foam so I think I can just chisel them off and can't wait to do so, the rain sounds like it's hitting a tin roof on them.

Garage ceiling, I think is the upstairs tub leaking. Not trying to be nit picky, just really, really overwhelming when absolutely nothing works

Yea, place has three tubs so I'm tempted to remove this one but what do you do with that area?

Big question is what to do with this kitchen? I'm torn on removing the 3/4th wall and making the kitchen super open or making the angled wall straight to form more of a square.

Back side of kitchen (looking at the back of the stove). I also, eventually, want to open up the upstairs hallway to over look the kitchen.

I would knock down that 3/4 wall and make an open concept kitchen with an island and breakfast bar. Way to cramped of a space! The possibilities of this place seem endless, just need money and a creative mind! Can't wait to see what you guys do, I liked the last place!

1.) Does that bathroom need a shower or tub at all? If not, turn it into a closet and call it good. If it needs a shower then you can angle the wall away from the shitter and make that a CLOSET (sorry typo) with a smaller stand up only shower.

2.) Get rid of that 3/4 wall. It's not doing anything but taking up space. You'll have to make a pretty big ass island to recoup the lost cabinet space but it's doable. Also, consider upgrading to full height (42") upper cabinets, they make a world of difference.

3.) Water damage is no joke, get that ish fixed ASAP.

Totally agree! That kitchen is begging to have cash tossed at it and be reconfigured.

Thanks guys, we want to go 42 inch cabinets and think we will tear that whole wall out. My wife was worried she wanted a bit more of a separation to the entry/formal area but I think she's wrong (but I will not admit that).
