Gilbert/Chandler is recent-er developed. Mesa/Tempe is a bit older. Stay out of Guadalupe.

South on I-10 looks attractive based on $/foot, but there's a reason.

IMO, for investment, Gilbert, and then Chandler.

Look at the area bounded by 101, 202, and 60.

Go to Joe's Farm Grill when you're in Gilbert.

No, it's not financially responsible to get rid of it right now. My monthly payment is so low, I don't want to take on a double of what I'm paying now car payment. Maybe in 2-3 years. Instead of taking on more of a car payment, I'm traveling and putting more money into retirement.

Part of the reason I suggested that area is that being bounded by those three roads means you can get anywhere quickly. I lived in Gilbert and worked in Chandler, took a few minutes to pop over to 202 and then zip along to an exit. But even surface streets are pretty quick, given the grid layout there's not much confusion and everyone books along. But being able to hightail it on the various freeways is a godsend.

Like here in TX, It can take 20 minute to go 5 miles to the office. AZ I had a job where I could do 15 miles in a little over 10.

It's been a while since I looked at property out there. I got hit by the bubble burst and took a bit of a hit for a while. Things have turned around a bit but I'm still years away from it recovering to what I paid like 13 years ago (oh my dog, that seems impossibly long ago).

I still think it's a good market to invest in; I firmly believe there is still room for growth.
