You don't say what the mileage is for the vehicle.
The interval for replacing the manual transmission fluid is hard to decipher with the MM. And there seems to be no required interval for the clutch fluid. Since it's essentially brake fluid, it should be replaced at least every three years. So I would check the maintenance records to see if these fluid changes were done, and also if there is any evidence of rapid oil consumption.
You should also check when and if it received the software update to attempt to correct the oil consumption problem due to buildup on the piston rings.
Finally, make sure the Takata airbag inflators have been replaced.
Don't let the above deter you. An MT TSX is a very special and rare vehicle - you won't regret the control you will have shifting your own gears. And the pedals are perfect for double clutching and heel and toe downshifting, even with the irritating rev blip.

Make sure it has doors, headlights, wheels, steering wheel. I would say those are some of the most important things.
