I was at this casino in South Africa and I was playing Black Jack... Ok "African-American" Jack. I'm playing 21 right, and I look at the dealer and it was an African dude. I think they put this guy there just to confuse you when you're gambling. Cause I looked at his name tag and I swear to god, the guys name was spelled (excalamation mark) !-X-O-B-I-L-E. With the amount of available work and the lack of available housing in the province, I'm not worried at all. It won't change over night either, unless every car company and machine in the world stops relying on oil.

I can comfortably afford the mortgage on my house without the basement suite. I can always sell the other house off too. I bought it for a bit cheaper because it needed work, which I ended up doing myself, so I have no worries about breaking even on it at the very worst. I'd have to lose a decent amount on the house at this point to break even by the end of the day. I'm keeping the places for the long haul and will eventually sell if them off in 15-25 years, depending on the circumstances.

I assure you if property values plummeted here tomorrow, I, along with many others, would go on a housing shopping spree buying homes like crazy because what goes down eventually goes back up. That's the reason the value isn't going down. There's way too much demand and Edmonton cannot keep up with the demand.

But that being said, the reason I want to diversify is because it's never wise to have all your eggs in one basket. If shit does hit the fan, I don't want all my hard work to go down with it. Only a part of it, lol.

I feel like I'm starting to sound like a pompous asshole. Sorry. I'm not rich by any stretch of the imagination. I'm trying to establish myself though for a comfortable life, and the earlier one starts, the better. It's my cheap-as-fuck immigrant parents who instilled such values in me :P

bruh.. I don't know how much you owe, but putting a few bills back into the mortgage will not only save you hundreds of thousands over the life of the loan in interest alone. But that's profit you're going to short-side yourself on. I know you want to live off your fruits now, but be patient.

If you owe 300k on a 30 year note at 5%, that's roughly 280k you'll be paying in interest alone over the life of the note. Now if you turned an extra 5 bills into the monthly mortgage, you'll pay the note off in 18 years and save 125k in interest alone. Plus you paid it off in 18 years.. that means you have 12 years of rent coming back at you for the original life of note, and then in perpetuity. Just for that 12 years, not considering inflation and all, that's 230k. By putting an extra 5 bills into the mortgage, you're essentially saving 355k.

Now lets say you play around in some high risk stocks. Let's assume you don't get raped. You put those 5 bills into the market, whatever it might be.. let's say you get 10% return in 30 years officespacethatwouldbenice.jpg. Your gain will be close to a million at 30 years. But if you pay off the house early, you'll have that positive cash flow.. roll it back in, minus the savings of not still having to pay the house down, and consider yourself ahead of the game with less risk.

What I'm trying to convey is that paying off the house is the safe bet. If I knew I could put money in the market and get 10% over the life of my investment.. I'd roll that fucker all the way to the bank. But for the average joe, it's an unknown. Lots of variables, heck your property value could double and you sell early. Roll money into some undervalued stock, blow up 10x in a few years... immrichhhbitchhh.png

I just think that by putting the extra monies back into the house is better in the long run. If you're planning on selling in 10 years and banking on it having a high equity return.. well.. nvm. Lots of think about.. but the market isn't for amateurs. I can guarantee you that.

Finished my drum brakes on the TL last night at about 3am. Took me and a buddy almost 5 hours to do it. Fuck drum brakes. Why didn't honda use a caliper style ebrake?! Cheap fucks.

Long story, but I haven't had an ebrake for almost two weeks because I destroyed the brake shoes on one side. You know that rubber nipple on the hub face of the rotor? Don't push it in... And then leave it in. It'll fuck some serious shit up on the inside

I had to even replace the 1/2" thick stud thingy for which the brake shoes attach to due to the carnage that occurred. Surprised and happy my abs sensor didn't get messed up.

Today I'll be baking my headlights. Putting the amber diffusers back in

Yea, when I did the shoes on my CL, the first side took about three hours. The other side was a breeze after that though.

Yeah that rubber nipple got jammed up in the spinning hub, causing springs to break, causing jagged metal to break off and get crushed up and make an all out carnage inside the drum. Everything has now been replaced and is working without issue- it just took me a long time to get there lol.

Ok, I'll just post teaser shots. I won't show the whole car until the spring when I get the other things done.

The amber/blacked out bezel, with the anthracite paint looks so sick. So much better than chrome and anthracite, that's for sure. The car looks soooo much nicer now!
