I have some decent crate and Barrel Lounge collection furniture. 93" sofa, big chair and a half, and ottoman. No one was buying them so I scheduled a donation pick up with the women's Jewish council thrift store.

They get here here and me they can't take it because it's not new looking. Fuckers.

Had them take the the sofa down to the garage trash area. Maybe someone will grab it.

Never heard of Offerup.

If one place wouldn't take because they felt they couldn't resell, I doubt SA will either. So stupid. And it takes 2-3 days to scheduled the pick up. I made my appt on Monday for today. I'm out of time. Had the big fixtures delivery today...will have to have appliances as well. No room.

Sofa is now down by the dumpsters...chair will follow later today. Over it. If organizations who supposedly want to "help" people want to be snobby about what they want, then fuck'em. Ain't got time for that.

Not much today. Painter came by to go over what colors and which walls. He's went to get that, and they'll start removing putting the new baseboards on tomorrow, and patching the walls, prepping for paint.

Plumber came by to go over the fixtures and check out the building. As I knew, its a cluster fuck because of how stupid this place was built. This is going to be fun..not. And the shower I purchased looks like its missing its isolation valves...and Hansgrohe's parts website shows them as "not available" So, now I have to figure that one out, too.

This was always the elephant in the room with the build. We'll get it dealt with...

The L Series starts at $550 with limited functionality...and gets more with add-ons. Also limited to 54".

The H-series has wifi built in, Can have an LED (I didn't need it) and I got it in 60"....new the H series is $995. Refurbished I got it for $795. And after a day and half with, I wish I had done this 9 years ago. This thing is quiet, efficient, and keeps the room much cooler when the sun is out.

Need Advice:

Soffit in the kitchen came up totally hollow.

The good...that means we can run ducting from and above range exhaust fan through it right to a hole they would cut in the exterior stucco to vent out of the kitchen.

These kitchens were built ductless, so we all have shitty OTR microwaves with the recirculating "exhaust" fans they do nothing but keep the smells and smoke inside.

The bad...its against our CC&Rs to do anything to the exterior stucco. BUT...my balcony is enclosed, and there is no way anyone is going to see it...so Im not worried there.
The bad thats keeping from saying YES do it...They want to add $2k to do it. It was $2200, and I was able to get them to budget that tiny little bit. That cost does not include the exhaust fan. So, you're really talking about $2500.

Is this worth it? Otherwise, I've already ordered a LG OTR that supposedly has a really good "exhaust" set up...but they all suck in reality.

Conflicted because of cost. And the time to do this would be now, while the shit it open.

What would you guys do? Its not a small pennies.

A couple of things,

2k for adding a vent pipe to the exterior of the house is highway robbery. Maybe that is so-cal prices? I would have told them to throw it in because I just gave you guys my kids college fund for this remodel. Also like anything else there are bad OTR`s. But there are good ones also that filter well. The one thing you have to keep in mind when frying stuff in a pan to keep a lid on the food and clean the filter every so often.

They are doing things right it looks like. Taping the ram board at the seams and not to the floor and wall is a good indicator they are being respectful of your house.

Very expensive but it really depends on how much/what you'll be cooking. Personally I would never do OTR exhaust and have a proper exhaust to the outside because I cook more things.

We cook a lot. but $2k is too much for this. Im pretty sure they are gouging me. They know this is something I really want and now is the time to do it. But I'm also on a budget and money needs to be spent elsewhere.

Yeah, we never had a good one. Just the cheap whirlpool POS that came when we bought it. The one I currently ordered is the LG with the extendavent.

I mean I really want the exhaust and if they told me $1500 I'd probably say OK...but $2k plus the cost of the unit, No.

May or may not be too late but I'd ask them if they were serious about the price and tell them what you're willing to pay for it. In my opinion, it's a definite must and it's something that will be happening with our remodel. FWIW, they are charging us ~$875 to vent outdoors through the ceiling and out the roof so I'd push back on the price and ask them why so much. Many of the OTR microwaves can vent outdoors, so just plug the one you got already into the outdoor vent and it's all good to go. We have the "filter" model now and it sucks so much that I don't even bother turning it on anymore. We plan on getting an OTR and venting it outside.

Also, I couldn't fathom spending that much on a ceiling fan but more power to you, it looks great. I checked out their website and they have some cool stuff but all of it has big ass price tags.

already had that conversation. It's just not happening sadly. The fan was my big splurge. I've wanted a fan in the main living area since we bought the place, and I wanted that one to work with my nest. I also think it might help with the OTR venting.

Btw. You have to make sure you otr microwave can do ducted as most are ductless. Early in the conversation, prequote I couldn't many that I wanted that could be ducted.

nice. I went with the lg that has the pop out "extendavent" had we gone with the external I would have just gotten a hood.

This company does not make an independent switch. They make one that works via wifi with the lower model fans that don't have all the sensors and stuff built in.

Plumbing Inspector came today and I was the only one there. He was a total prick and I almost lost my shit on him. Apparently the plumber knows him and he's a nut job. He has to come back tomorrow and the Contractor will be there. I told him best if he is there for all inspections from now on.

I will have some stranger in my home being a douchenozzle. And I'm paying the contractors company a lot of money for them to be that buffer.

Inspectors like to power trip sometimes.. we had some good ones but towards the end (final inspection) we had a prick as well. Lucky for us, we had a competent contractor that handled it all in stride..

The inspectors here in VA. have been pretty good to me, Electric, Plumbing and Building. Turns out one guy does all inspections. They were knowledgeable and forthright but our work is solid so I wasn`t sweating it.

BUT, back in MKE they are douchnozzles, The Electrical inspector made me turn a wire the other way and replace all the screws on the panel with flat head screws. The Electrician should be there for the inspection, now I know why they electricians don`t show.

Also the Inspector asked me a hell of a lot of questions that I have zero answers for. Gestapo tactics. Why don` I answer? I am not an Electrician and didn`t do any of the work.

Anyways, your place is shaping up nicely, can`t wait to see the final pics.

Painter showed up today sicker than shit. I sent him home.

He was supposed to finish the master bedroom (still need shoe moulding not he base boards) and then move our furniture back in, and then start with the kids room. So, another day of not much getting done.

Now, I have to sit around for the electrical inspector and for the same shit head plumbing inspector. Except this time the plumber is supposed to be here for that. I refuse to deal with the guy again.

Both inspectors signed off on the permits.

plumbing inspector was still a dick, thankfully my plumber dealt with him. But he started asking all these questions about my shower/tub fixture and possibly wanting paperwork on them.

After 3 days of what felt like not much happening, some things got done today. My master bedroom should be completely finished today. And the tile guy came and did the chicken wire for the tub/shower.

Tomorrow they are supposed to start patching the kitchen up so we can get the paint and cabinets done, and start on doing the baseboard removal/paint for the kids room. This isn't the fastest paint crew on the planet, so we'll see what gets done. At least they are nice guys.

I'll post pics later.

He wanted info on the actual fixtures? I thought "code" ended at the rough installation.... You should be able to pick whatever the hell showerhead/faucet you want...
