Rockstar143's Home Fixer Upper Thread - 6/2/15
Had a huge debacle over last few years with a townhouse I used to own, then a home we rented for 11 months...and then finally closing on the house of our dreams on 9/16/14.
Originally I had thought to just post here and there in my TL thread...but that's really not the place for it, plus...there's so much BS in there anyway that it would be hard to find.
Story on the house was it was a foreclosure auction home...kinda like on an ebay type bidding site. Long story short...we were able to see and ultimately inspect (have a background in that) the home...fell in love but lost out on it due to a shady realtor we met and some financial loophole she used to sabotage the deal (not sure how, never confirmed it).
Anyway...fast forward nearly a week...with heavy hearts we went though that neighborhood again...friendly people, all dead end streets, highway access literally 1 minute from my front door to a highway that leads to all major highways...no gate or association, near a walking path directly to my favorite mountain biking park and canal access behind every home...I was sold on making sure that one day we could buy a home in there. That night we decided to finally click and place a backup bid. We pulled magic out of a hat and listed a closing agency Betty worked at years ago, my old hs friend that is a realtor as our realtor (finally got him a commission after all the work he did on our townhouse debacle)...next day...contract falls through and our bid is accepted.
Exciting times...we won. Whoah... NOW WHAT...a month long stressful debacle of coordinating inspections and showing money here or there and deposits and getting loans pushed through and insurance...in the end...dust settled...and we had our dream house. Time to get to work...
First orders of business...paint inside walls...all a dems
Change locks
Change Lighting/Fans
Clearing up the overgrowth on canal, getting sprinklers working and grass back from the weeds...
...
I'll stop there for now...I'll update with more posts so it's not all in one, plus I need to get to work.

House has a perfect layout, though...2 bedrooms on one end for future chirrun...master on other side...huge kitchen overlooking living room and wall for a TV. It's awesome.

Anyway...later today I'll post some updated pics, which are still 6 months old at this point. I'm trying to recall all the little things we've done along the way...

Original person that lived here was the son of a contractor, actually...the house is superbly built and super solid...from the appliance installs to the double water shut offs on all outlets...superb...he and his brother built houses across the street from each other in 2000..then bailed when the market hit the peak. Made out like bandits but I'm sure they'd rather have their house back now (I know for a fact the guy that built mine wanted to try and buy it back in the last 8 years).
After that guy...another guy moved in with 2 kids...not sure if there was a wife involved but he lived here so his daughter, who was on a soccer scholarship, would be across the street from this private hs (and yes, totally ...she stopped in once to ask about her mail). Apparently the guy did zero upkeep...no pressure cleaning, no tree trimming, no cleaning of bathroom tiles, no changing blown lightbulbs (all 10 of the exterior spotlights were cooked ). So, although he didn't maintain it, at least he didn't destroy it. He got foreclosed on...from what I gather...only loss were a few boxes of backup tile that were stolen before we closed and our storm shutters were sold off (lucky for us it was to our next door neighbor that we are friends with and gave them back to us).

LOL...ain't no way the Jus would have put that much labor into painting...although I will admit he was clutch as fk as we moved from our townhouse to the other house we rented and a perfect gentleman at Thanksgiving dinner with the Fam!

He's packing heat though...not what you'd expect from an Asian crab!
Chad, yes sir...garage is done, laser pointers to tell where to stop...drop down attic ladder...flooring...painted wall...outlets on retractable reels...tools have a spot and workbench...compressor permanently set up with hose on reel...only thing left in there is eventually insulate the attic above...they didn't do that (although there is an attic fan)...
need to help neighbor redo fence between us and got some Granite on the way for Baths and Kitchen...hopefully it'll look fantastic.

Okay...lol...
We have 4 sets of 8 foot glass doors...first order of business was swapping the locks/handles and frosting the glass! Actually, you can see the new light fixture and paint color there too...I'll update more later on that.

Sorry fellas, for it being confusing, just couldn't find any good interior before pics of the doors! Made it hard that I took pictures and put them in random different albums. I should have started this long ago!

Yes sir, Chad...Bermuda...spectracide once...and bonus S twice already, almost choked out all the weeds now. I wrecked the lawn initially by cutting it super short, which I've always done. Got some guidance from my boss and neighbor and mine is looking plush and green and gorgeous right now!
Here's some of the before/after of the exterior side of the house...

So the granite template guy wants all the counter tops and backsplash out to measure and make his template...then 10 days before we get granite. Awesome...having to take out, then make work so we have a working area until it's ready.
