I may try. The truth is that on average 40%-60% of the times I am on the road so it really doesn't factor in. I think it is something that I will do if the travel slows down.

Having built our last two homes before our current, I can say our current house, which is over 30 years old, is in the best shape of the 3!! Plus, much cheaper ot buy!! We were looking at $150/sq ft on the low end to build... bought for about half that. Can't beat that.
Anyway, awesome home! Looks well kept and I love the property as well. Very cool. Congrats and enjoy!!

What the hell CCC & Black? You ask for a kegger and I say move boxes and then nothing. I see how it is.
We should be hearing back from the seller on the items we asked for them to repair. Personally I do not think they will do the repairs, but it will cost about $500 so I am not too concerned.

Out here it is odd. Some of the brand new homes are priced very well and with some additions it will be about the same as the house we bought or maybe 10% more. But it would be on a much smaller lot. And that will not include landscaping or a basement or deck etc.
I could have opted to buy land and build. That would probably have been even less as long as we did not go out of control, but it would have taken a lot longer and you run the risk of a bad contractor. Again, landscaping etc will be extra.
We also noticed that the homes that were 5-10 years old were very poorly built. A lot worse than the ones being built today or the one's that were 15-25 years old.
We saw places anywhere from $110 - $135 per sq ft. We basically ended up in the middle of that range.

Just seeing this Ravi...awesome news! Happy for you guys.
In regards to recent homes being crappy quality, I'll say it's all about the builder. Between my old job wiring new houses and my side-jobs of electric additions/repair and other construction, I've seen a lot, and the different builders (around here anyways) are consistently good or bad. Some of them, including my sisters, looks like it was build by a group of 12-year-old gypsies.
My company was small compared to most builders, and took extra pride in the finished job because A. it was the right thing to do and B. they needed to keep the customers happy and set themselves apart from the rest. Even though most people will never see the wiring inside of their walls, we always did our best to staple everything correctly, straighten wires, etc, and were yelled at if it was bad. The same attitude seemed to be shared by the painters, bricklayers, and everybody else.
I guess what I'm trying to say is if you don't get a good vibe from a builder or their workers, the final product will probably be sub-par. Ask to go see a home under construction at the different phases to see how the plumbing, electric, and everything else looks pre-drywall. See what kind of materials they use. Just some advice

So....Monday we hit a snag.
My mortgage guy called and informed me that the house did not appraise for the purchase price. The inspector must have been high. He listed some comps that we actually looked at. 2 of them he raised the value up and dropped the value on ours. The other homes were falling apart. One had cracks in the walls and the other had nothing replaced in the life of the home.
Anyways, there were other reasons why we felt it was a half assed job.
We resented it back to the seller and they actually dropped the price down to match the appraisal but pulled the assistance. So we have to come up with $7K more than first anticipated. It eats up a lot of our reserves but in the long run we are much better off. We get to keep the low interest rate and got the home for thousands less. The paperwork was sent to our agent this morning to accept the new terms.
Hopefully nothing else comes up. I cannot handle the sleepless nights. Last night was the first good sleep I had all week.

Damn, Ravi...I'm on the other side of this (selling the house - waiting for the appraisal to come through, still) and it's one of the most stressful processes I've ever been through. I'm glad it all worked out okay for you.

The problem we had was that we are buying FHA and the appraisers are all picked out of a hat. The guy that did our inspection was not from the area and had no idea of the value. They basically go by the comps.

Oh, okay..still waiting for them to ratify. That is the worst. Our buyers are FHA also, so same story. Sucks. :/ Good luck!

3 more weeks til closing.
Been packing. I have about 8-10 trips in the Pathfinder already boxed up. And about 6 more of small furniture.
We'll probably paint and redo the carpets in the 2 small bedrooms during the first week of getting the house. I'll spend the next 2 weeks moving small stuff into the basement and closets. We're planning on moving in on July 21st.
